October 2026 | A Letter from the Owners

There’s an energy in Round Top each fall that reminds us why this place is so special. The show brings people here from all over, but what makes them want to return is the community they discover along the way.

As we welcome another season of visitors, we also want to thank our clients, agents, and neighbors for being part of Round Top Real Estate. It is a privilege to introduce people to this area and to help those who already call it home take their next step.

If you’re visiting for the show, please come see us. We’d love to hear what you’ve found, share a few favorite local stops, and…

September 2026 | A Letter from the Owners

As fall approaches, Round Top is preparing for one of the busiest and most exciting times of the year. Cooler temperatures, the return of the Fall Antiques Show, and a full calendar of events bring renewed energy to our community.

The season also offers many opportunities to gather in support of causes close to our hearts, including the Round Top Family Library Gala, the Round Top Film Festival Gala, and the Arts for Rural Texas Gala. Giving back while enjoying time with friends and neighbors is a wonderful example of what it means to live in and around Fayette County. In this issue,…

August 2026 | A Letter from the Owners

August marks the close of another summer and the beginning of a new school year. Friday night lights are just around the corner, teachers are preparing their classrooms, families are settling back into routines, and our small towns begin another season filled with traditions that bring us together.

For us, this time of year is a reminder that community isn't built by a single event or a single person. It's built by neighbors who show up.

This July, we were honored to celebrate nine years of stewardship at Round Top Real Estate, proudly carrying forward the legacy that Charlotte and…

July 2026 | A Letter from the Owners

Happy July, Friends!

There is something truly special about July in our part of Texas.

As the flags line the streets, the porches fill with neighbors, and the sound of children laughing mixes with the rumble of antique tractors and parade floats, we're reminded why we love calling this place home. The Round Top Fourth of July Parade is one of Texas' most treasured traditions, a celebration that has brought generations together for well over 170 years. It's a day that reminds us that small towns still have a way of making life feel wonderfully big.

And truthfully...we're just so dang…

June 2026 | A Letter from the Owners

As summer arrives across the countryside, we find ourselves grateful for the many reasons this season is so special in the communities we are fortunate to serve.

Not only are the days getting longer and the temperatures rising, but we're also seeing renewed energy throughout our local real estate market. Buyer activity has increased, more properties are going under contract, and closings are happening at a steady pace. After a slower start to the year, it's encouraging to see momentum building as we head into the heart of the summer season.

Beyond real estate, this time of year reminds…

May 2026 | A Letter from the Owners

As we move through May, we find ourselves in the midst of a full and active spring. It has been a busy and rewarding time across our communities, with renewed energy in the market and so many of you making meaningful moves, whether buying, selling, or simply exploring what is next.

Amid all of the momentum, this month offers a gentle reminder to slow down and take it all in. May is a time to reflect on the people who matter most, family, friends, clients, and neighbors who make this community what it is. We are continually grateful for the relationships we have built and the trust you place…

If you’ve spent any time walking pastures, creek beds, or freshly turned soil around Round Top, or anywhere across Fayette, Washington, Austin, Colorado, and Lee Counties, you’ve probably heard someone say it (or lived it): “It’s not unusual to find arrowheads out here.”

And it’s true.

This part of Texas has a way of quietly revealing its history, especially after a good rain.

What people casually call “arrowheads” are more than interesting finds. Across this entire region, they’re tangible connections to thousands of years of human life along this landscape: tools shaped by hand, used for survival, trade, and daily life long before fence lines, county roads, or antique tents ever appeared.

Why This Area Turns Up So Many Finds

A home that knows exactly who it is: layered, collected, and unafraid to let color tell the story.

Every year, the design world pauses to see what Pantone declares as the Color of the Year. This year’s pick, called Cloud Dancer, is a soft, barely-there neutral meant to evoke calm, simplicity, and quiet elegance.

And while we appreciate a peaceful palette…we’ll be honest.

Here in Round Top and across Fayette County, we’re seeing something very different unfold. Homes aren’t whispering. They’re telling stories. And color…think thoughtful, layered, intentional color…is very much having a moment.

Not a trendy one. A timeless one.

Neutral Isn’t New. Personality Is!
