Cooler temperatures, the return of the Fall Antiques Show, and a full calendar of events bring renewed energy to our community. The season also offers many opportunities to gather in support of causes close to our hearts, including the Round Top Family Library Gala, the Round Top Film Festival Gala, and the Arts for Rural Texas Gala. Giving back while enjoying time with friends and neighbors is a wonderful example of what it means to live in and around Fayette County. For Crady Newton, it's been part of his story all along. Crady's family has owned property in the Round Top area since 1990, long before the antique shows put our little town on the national map. He grew up knowing these back roads, these fence lines, and this community not as a visitor, but as a landowner. August 2026 | A Letter from the Owners August marks the close of another summer and the beginning of a new school year. Friday night lights are just around the corner, teachers are preparing their classrooms, families are settling back into routines, and our small towns begin another season filled with traditions that bring us together. For us, this time of year is a reminder that community isn't built by a single event or a single person. It's built by neighbors who show up. This July, we were honored to celebrate nine years of stewardship at Round Top Real Estate, proudly carrying forward the legacy that Charlotte and Grover Hillbolt established in 1988. Although much has changed over the years, one thing has remained constant: our commitment to the people and communities we are privileged to serve. We don't simply work here, we live here. Our children attend these schools. We gather at the same football games, shop the same local businesses, volunteer alongside our neighbors, and celebrate both life's milestones and its challenges together. That is why giving back has always been part of who we are. Fayette and Washington Counties are, quietly and without much fuss, one of the most remarkable fine arts communities in the entire state. It started, as so many good things around here do, with a little bit of vision and a whole lot of stubbornness. Back in 1971, a concert pianist named James "Jimmy" Dick looked out at the rolling hills of Round Top and decided this was the place. Not Houston. Not Austin. Round Top. He built the Festival Institute on 210 acres, and the concert hall that grew from that dream is now considered one of the finest in the world. This summer, the Texas Festival Orchestra has been filling that hall with the music of American composers, a fitting tribute as the country celebrates its 250th birthday. The season closes on July 11th, and if you have not yet made the drive out to Festival Hill on a summer evening, we genuinely feel sorry for you. Go. A few miles over in Washington County, on a 225-acre campus that the legendary philanthropist Miss Ima Hogg donated to the University of Texas back in 1967, something equally extraordinary has been happening every summer since 1970. Students from UT Austin spend the summer living and working in a pastoral setting, and then they perform Shakespeare in a century-old hay barn that has been converted into an Elizabethan-style theatre. Shakespeare at Winedale is the kind of thing that sounds almost too good to be true until you are sitting there in the warm evening air watching Romeo and Juliet unfold in front of you. This July, they are performing three plays across two weekends, and Sunday evening shows are pay-what-you-can. Tickets and dates are available here. There is no excuse not to go. Then there is Fayetteville, which has been quietly building something special around its historic courthouse square. ARTS for Rural Texas has been running after-school art programs in every school district in Fayette County for years, bringing in the Houston Grand Opera for in-school performances and hosting 60-plus artists at their annual ArtWalk each May. Now they are working to earn an official Texas Cultural District designation for the square, which already has three galleries, an artist's studio, a heritage museum, and a handful of great places to eat. The folks over there have a saying we like: they want to establish Fayetteville as a beacon of small-town artistic excellence. We think they are well on their way. Over in La Grange, the Texas Quilt Museum makes the case that quilting is every bit as much a fine art as anything hanging in a gallery in New York. Their current summer exhibits run through late August and include blue-ribbon prizewinners from the Houston Livestock Show and Rodeo alongside works from the Manhattan Quilters Guild. And if you want to take the art outside, the Barn Quilt Trail of Fayette County is a self-guided drive through the countryside where 137 painted quilt blocks decorate barns and homesteads, each one carrying a family story. In Chappell Hill, the historical museum holds the largest collection of paintings by Reverend Johnnie Swearingen, a self-taught cotton farmer turned artist who depicted the rural Texas world around him with such honesty and warmth that his work now hangs in the Smithsonian. That is the kind of thing that stops you in your tracks. And that is really the point. From the Fayette County Community Theatre in La Grange to the Unity Theatre in Brenham, from the impressionist galleries lining Washington Street in Round Top to the plein air painters who set up their easels in the fields each spring, this region does not just appreciate the arts. If you’ve spent any time walking pastures, creek beds, or freshly turned soil around Round Top, or anywhere across Fayette, Washington, Austin, Colorado, and Lee Counties, you’ve probably heard someone say it (or lived it): “It’s not unusual to find arrowheads out here.” And it’s true. This part of Texas has a way of quietly revealing its history, especially after a good rain. What people casually call “arrowheads” are more than interesting finds. Across this entire region, they’re tangible connections to thousands of years of human life along this landscape: tools shaped by hand, used for survival, trade, and daily life long before fence lines, county roads, or antique tents ever appeared. Why This Area Turns Up So Many Finds Fayette County sits in a sweet spot for artifacts, and there are a few reasons why this land continues to give up clues from the past: Water has always mattered. The Colorado River and its network of creeks and tributaries drew people here for generations. Campsites formed near reliable water, and over time, erosion and flooding naturally exposed what had been buried. The land is always shifting. Farming, ranching, and natural soil movement can bring worked stone closer to the surface. Rain changes everything. A good soaking can wash away dust and reveal shapes and edges that were invisible the day before. In short, this area wasn’t just passed through. It was lived on, returned to, and relied upon for centuries. Each county still carries pieces of that story. Washington County: Where the History Runs Deep Washington County is widely considered one of the richest areas in the region for archaeological finds, and once you understand why, it makes perfect sense. People were here long before Texas had a name. Archaeological evidence across the region shows human presence dating back at least 13,000 years, with many known sites in Washington County tied to the Middle Archaic period, roughly 4,000 years ago. There is strong evidence of even earlier occupation, much of which remains undocumented. When you pick up an “arrowhead” in this area, you may be holding something made 3,000 to 8,000 or more years ago. Why So Many Artifacts Are Found Here Washington County sits along the Brazos River, and that changes everything. For early inhabitants, water meant survival…food sources, travel routes, and dependable settlement areas. Over time, the Brazos and its tributaries didn’t just support life; they also helped preserve and reveal it. Rivers erode soil.Flooding shifts the ground.Rain clears the surface. That’s why so many finds happen: In creek beds Along riverbanks After a heavy rain It’s not a coincidence. It’s the land doing what it has always done. Austin & Colorado Counties: Life Along the Water To the south and west, Austin and Colorado Counties tell a similar story shaped by water and movement. The Colorado River system supported hunting, fishing, and seasonal camps for generations. These areas offered open land, access to game, and reliable water sources, everything needed for daily life. Over time, natural erosion and periodic flooding helped uncover artifacts that had long been buried. Today, many finds in these counties appear in low-lying areas, near creek crossings, and across open pastureland…places that would have made sense for settlement centuries ago. Lee County: Shelter, Resources, and Movement Lee County adds another layer to the regional story. With a mix of wooded areas and open land, it provided access to timber, shelter, and a variety of food sources. Rather than large, long-term settlements, parts of this area likely supported smaller, more temporary camps tied to seasonal movement. It’s a quieter piece of the puzzle, but no less important in understanding how people lived across the region. “Arrowhead” Is the Nickname, But the Story Is Bigger Most people call everything an arrowhead, but archaeologists use a broader term: projectile points. These include: Dart points (older, used with atlatls or spear-throwers) Arrow points (later, used with bows) Many of the artifacts found in this region, especially in Washington County, are actually dart points, meaning they predate the bow and arrow entirely. That small piece of stone in your hand may represent technology from thousands of years before recorded history. The Shapes Tell a Story Texas has hundreds of distinct point styles, each tied to a different time period. In this region, you might find: Stemmed points Notched points Lanceolate (leaf-shaped) points Some, like the Marshall Barbed style, are larger, finely crafted tools dating back to the Archaic period. Collectors and archaeologists can often estimate the age of a site simply by the shape of a point. It’s one of the rare cases where history has a recognizable silhouette. Layers of Life Beneath the Surface Across Washington County alone, dozens of archaeological sites have been formally recorded, with many more believed to exist. And that number only reflects what has been officially studied. Recent work near Washington-on-the-Brazos has uncovered thousands of artifacts, revealing just how densely layered this land really is. While some of those finds are from more recent historic periods, they reinforce a bigger truth: This ground has been lived on, continuously, for a very long time. Tonkawa Nomadic hunters and gatherers who moved with the seasons and developed a deep understanding of Central Texas landscapes.
