A Letter from the OwnersLilla Blackburn Sivek, Frank Hillbolt & Lisa Mayer

As spring settles into Fayette County, we are reminded of just how special this season is. Wildflowers are beginning to bloom across the countryside, bluebonnets lining the roads and fields coming back to life, and alongside them, we are seeing a renewed energy in the market. Spring has always been a time of fresh starts, and this year is no exception. Activity is picking up, new opportunities are emerging, and there is a sense of momentum that feels both exciting and promising. To our clients, friends, and community, thank you for continuing to grow with us. Your trust, referrals, and relationships are the roots that keep everything we do grounded. Just like the land we represent, what we have built together is something we take great pride in nurturing season after season. Real estate, much like this time of year, is about timing, care, and knowing when to take the next step. We remain committed to being a steady, knowledgeable guide for you, offering insight, experience, and a deep understanding of Fayette County and the surrounding areas as the market continues to evolve. As we look ahead, we are excited for all that the months ahead will bring for our clients, our team, and this community we are so proud to serve. There is something truly special about spring in Round Top and beyond, and we are grateful to be a part of it with you. Here is to new beginnings, blooming landscapes, and a time full of opportunity. With appreciation, Lilla, Frank & Lisa Round Top Real Estate

There’s something special about working with someone who truly understands both sides of the story: the fast pace of city life and the intentional rhythm of the country. That’s exactly what you’ll find with Liz Blome.

Liz isn’t just a real estate agent...she’s lived the transition that so many of her clients are dreaming about. After building a successful career in Houston and raising her family there, she made the leap to Round Top, bringing with her more than 30 years of experience spanning residential real estate, home restoration, new construction, interior design, and land improvement. Since joining Round Top Real Estate in 2018, she has become a trusted guide for those ready to trade traffic for sunsets and square footage for acreage, helping clients not just buy property, but truly settle into a lifestyle.

As the face of the brand, Liz brings warmth, vision, and a deeply personal approach to every relationship. She knows what it feels like to start fresh in a new place, and she’s built her business around making that transition seamless, thoughtful, and even joyful. Her clients benefit from her eye for potential, her design sensibility, and her ability to see not just what a property is...but what it could become.

Behind the scenes, Don Blome is the steady force helping bring it all together. While Liz leads the client experience, Don’s support ensures every detail is handled with care, creating a partnership that feels both elevated and grounded. It’s this balance that makes working with Liz and Don feel different: polished, personal, and deeply connected to the land and lifestyle that make Round Top so special.

If you’re dreaming about a place where life slows down just enough to savor it, Liz and Don are exactly who you want by your side.

A Local’s Guide to the Dreamiest Spring Photo Spots Across Fayette, Austin, Colorado, Lee & Washington Counties

There’s a moment every spring in Round Top when the landscape shifts...quietly at first...and then all at once. The greens soften, the light stretches longer, and suddenly. The bluebonnets arrive.

If you’ve ever wanted that photo. You know, the one with a soft Texas sky, a winding country road, and a sea of blue...well, this is your season. And the best part? You don’t have to go far. Some of the most beautiful bluebonnet fields in Texas are tucked right here across Fayette, Austin, Colorado, Lee, and Washington counties.

This is your insider guide to where to go (and how to experience it like a local).

Round Top & Fayette County: Effortless Beauty Around Every Bend

If you’re staying in Round Top, you’re already in the heart of it.

The magic here isn’t just in one “spot”. It’s in the drive. Bluebonnets naturally blanket the countryside, especially along quiet farm-to-market roads.

Where to look:

FM 237 between Round Top and La Grange

Backroads off Hwy 159

Open fields near Warrenton during spring

Head toward La Grange, and you’ll find rolling hills and open pastures that feel straight out of a painting, especially near the Colorado River.

Local tip: Sunrise and golden hour are everything here. The light across Fayette County fields is soft, warm, and incredibly photogenic.

Washington County (Brenham & Chappell Hill): Iconic Bluebonnet Country

If you’ve seen those sweeping, postcard-perfect bluebonnet photos. There’s a good chance they were taken here.

Washington County is one of the most reliable regions for dense blooms, especially in years with good rainfall.

Best areas:

Highway 290 between Brenham and Chappell Hill

FM 1155 and surrounding country roads

Old Baylor Park & Washington-on-the-Brazos area

Chappell Hill, in particular, is known for spectacular bluebonnet fields and even hosts a festival each spring.

Pro tip: Weekdays + early morning = fewer crowds and untouched fields.

Austin County: Quiet, Underrated, and Absolutely Stunning

Austin County often flies under the radar, but that’s exactly why locals love it.

Between Bellville, Sealy, and Cat Spring, you’ll find:

Fewer people

Wide-open ranch land

Beautiful roadside blooms

This is where you go when you want a peaceful, unhurried photo session without the crowds.

Colorado County (Eagle Lake Area): Fields + Big Sky Views

Just south of Fayette County, Colorado County offers a slightly different feel...flatter, more expansive, and full of wide Texas skies.

Near Eagle Lake, you’ll often find:

Large patches of bluebonnets in open prairie

Scenic roadside stops perfect for photos

Seasonal wildflower blooms

It’s less about hills and more about that endless horizon look.

Lee County (Giddings & Ledbetter): Hidden Gems Close to Round Top

Lee County sits just west of Round Top and is full of those “how is this not crowded?” locations.

Drive between:

Giddings and Ledbetter

FM roads connecting back toward Round Top

…and you’ll find beautiful patches of bluebonnets framed by oak trees, fences, and grazing cattle.

When to Go (and What to Expect)

Bluebonnet season typically:

Starts: Early to mid-March

Peaks: Late March through early April

Fades: Late April into early May

Each year varies depending on rainfall, but when conditions are right, the blooms are nothing short of spectacular.

Bluebonnet Photo Tips (The Round Top Way)

Before you head out, a few local rules-of-thumb:

Stay off private property

Never pick the flowers...leave them for others and for next year

Watch for wildlife (and fire ants)

Bring boots or closed-toe shoes

Golden hour always beats midday light

And if you’re photographing kids or pets, choose areas safely away from roads.

The Real Magic of Bluebonnet Season

Yes, the photos are beautiful.

But what makes bluebonnet season in Round Top truly special is the feeling: the quiet roads, the slower pace, the sense that you’ve stumbled onto something fleeting and rare.

It’s not just about finding the perfect field.

It’s about taking the long way home.

Designing Outdoor Spaces That Feel Like an Escape

There’s something about a Round Top evening that feels a little magical. The air softens, the sky stretches wide, and time seems to slow just enough to savor it. Around here, outdoor living isn’t an afterthought...it’s part of the lifestyle. And increasingly, it’s becoming one of the most meaningful ways homeowners create both personal enjoyment and lasting property value.

“Dinner under the stars” isn’t just a romantic idea. It’s a design philosophy. When thoughtfully executed, an outdoor space can feel like a private retreat, a place to gather, and a quiet escape all at once.

Creating a Sense of Escape (Right in Your Backyard)

The most memorable outdoor spaces don’t feel like extensions of the house. They feel like a destination.

In our community, that might mean gravel pathways leading to a tucked-away dining table, a canopy of oak trees overhead, or a long farmhouse table set beneath café lights. Layering natural textures (think stone, wood, linen) helps the space blend seamlessly into the landscape.

Privacy is also key. Whether it’s native landscaping, soft fencing, or even thoughtfully placed structures like pergolas or open-air pavilions, creating a sense of enclosure transforms a simple yard into an experience.

Designing for Entertaining (Without Overcomplicating It)

The best gatherings are the ones that feel effortless.

Outdoor kitchens and built-in grills are certainly appealing, but in Round Top style, simplicity often wins. A well-placed table, comfortable seating, and ambient lighting can go further than a fully outfitted outdoor kitchen if the space feels inviting.

Think about flow:

Easy access from the kitchen to the outdoor dining area

Flexible seating for both intimate dinners and larger gatherings

Surfaces for serving, even if it’s as simple as a vintage sideboard or bar cart

And don’t underestimate lighting. String lights, lanterns, and soft uplighting create that warm, layered glow that turns a backyard into something truly special after sunset.

The Details That Make It Memorable

What elevates an outdoor space from functional to unforgettable are the small, thoughtful touches.

In our area, that often looks like:

Collected, not curated décor: antiques, vintage finds, and heirloom pieces

Textiles that soften the space: outdoor rugs, cushions, and throws

Fire features that extend the evening: whether it’s a built-in fireplace or a simple fire pit

Music, subtly integrated, to set the tone without overpowering conversation

These elements don’t need to be elaborate. They just need to feel intentional and authentic to the home.

Why Outdoor Living Adds Real Value

Today’s buyers are looking beyond square footage. They’re looking for lifestyle.

A well-designed outdoor entertaining space can:

Increase perceived living space without adding to the home’s footprint

Differentiate a property in a competitive market

Create emotional connection during showings (buyers remember how a home feels)

In markets like Round Top, La Grange, and our greater community, where land, views, and lifestyle are central, outdoor living spaces can be just as impactful as interior upgrades.

We often tell our clients: a beautiful outdoor setting isn’t just where you host dinner. It’s where memories are made. And that’s exactly what buyers are drawn to.

A Final Thought

In a community like ours, it’s not about over-designing. It’s about belonging to the land.

The most compelling outdoor spaces feel effortless, a natural extension of the property and the lifestyle it offers. Whether it’s a quiet dinner for two or a long table filled with friends, designing a space that invites people to slow down and stay awhile is always a worthwhile investment.

And when it’s done right, it doesn’t just elevate your evenings. It elevates the entire property.

Sorry, Pantone…We’re Choosing Color Over “Cloud Dancer”

A home that knows exactly who it is: layered, collected, and unafraid to let color tell the story.Pictured: 377 Florida Chapel Road, Round Top, TX 78954. SOLD by Lisa Mayer.

Every year, the design world pauses to see what Pantone declares as the Color of the Year. This year’s pick, called Cloud Dancer, is a soft, barely-there neutral meant to evoke calm, simplicity, and quiet elegance.

And while we appreciate a peaceful palette…we’ll be honest.

Here in Round Top and across Fayette County, we’re seeing something very different unfold. Homes aren’t whispering. They’re telling stories. And color…think thoughtful, layered, intentional color…is very much having a moment.

Not a trendy one. A timeless one.

Neutral Isn’t New. Personality Is

Let’s be clear: neutrals have their place. A well-chosen white or soft gray can be a beautiful foundation. But when every room fades into the same shade of safe, something essential gets lost.

Homes should feel lived in, not staged for approval.

Soft color, natural light, and meaningful pieces create rooms that feel lived in, not styled for approval.Pictured: 830 S Weyand Road, Round Top, TX 78954. LISTED by Lilla Blackburn Sivek.

Color brings warmth.Color brings confidence.Color brings memory.

You see it in spaces like a softly green living room wrapped in natural light, where art, furniture, and texture quietly take center stage. Or a bedroom grounded by a deep, moody blue wall that turns a simple guest space into a retreat: classic, calming, and anything but forgettable. These aren’t loud choices. They’re assured ones.

When color is chosen with intention, it doesn’t overwhelm. It settles in and makes a house feel like home.Pictured: 1030 Hackemack Road, Round Top, TX 78954. LISTED by Christopher Diehl & Adam Mayer.

Color doesn’t shout here. It settles in.

Color as Craft: Kitchens and Baths with Soul

Some of the most compelling examples of color show up in the rooms where people truly live.

A kitchen anchored by deep green cabinetry and brass accents feels both grounded and refined, especially when paired with patterned floors and warm wood details. It’s a space designed for real life: morning coffee, long conversations, generations gathering.

Rich cabinetry, classic materials, and thoughtful details, all proof that kitchens can be both functional and full of personality.

Pictured: 1030 Hackemack Road, Round Top, TX 78954. LISTED by Christopher Diehl & Adam Mayer.

Elsewhere, playful tile choices and layered materials turn bathrooms into moments of surprise with soft blush tones, sculptural mirrors, and vintage-inspired lighting. These aren’t trends pulled from a catalog. They feel collected, considered, and deeply personal.

Pattern and texture elevate everyday rituals, turning private spaces into something quietly special.Pictured: 1030 Hackemack Road, Round Top, TX 78954. LISTED by Christopher Diehl & Adam Mayer.

Color here is doing what it does best: adding depth without stealing the spotlight.

Even the in-between spaces deserve attention. The color here turns a simple bar into a moment of hospitality.Pictured: 1030 Hackemack Road, Round Top, TX 78954. LISTED by Christopher Diehl & Adam Mayer.

Color Is Everywhere in Fayette County…If You Look

One of the reasons we love where we live and work is that color already exists all around us.

It’s in historic homes with painted trim and porches that invite you to linger. It’s in farmhouses that honor classic bones while embracing joyful interiors. It’s in bold front doors that don’t ask permission to make a first impression.

In Fayette County, color feels authentic–rooted in history, landscape, and a sense of place.Pictured: 1585 Round Top Road, Round Top, TX 78954. LISTED by Frank Hillbolt.

Even the landscape refuses to be neutral…wildflowers, pasture greens, expansive skies, seasons that shift and layer rather than flatten.

In Round Top, color doesn’t feel decorative. It feels earned.

The Rooms You Remember Aren’t Beige

Think back to the homes that stay with you–the ones you still talk about long after the showing.

These are the rooms people remember: warm, layered, and designed for gathering rather than perfection.Pictured: 4620 Treybig Loop, Fayetteville, TX 78940. LISTED by Lisa Mayer.

They’re rarely the safest ones.

They’re the homes with painted ceilings that draw your eye upward. With wallpaper that adds rhythm and texture. With statement lighting, curated art, and rooms that feel finished, not filtered.

Collected over time, not rushed. Spaces like this leave an impression long after the door closes.Pictured: 8611 Halamicek Loop, Fayetteville, TX 78940. LISTED by Lilla Blackburn-Sivek.

From cozy living rooms layered with rugs, wood, and stone, to expansive gathering spaces where color, scale, and texture coexist effortlessly, these are the homes that create emotion. Buyers may not recreate every choice, but they remember how the space made them feel.

And that matters.

Our Take: Let Cloud Dancer Be the Backdrop, Not the Star

If Cloud Dancer speaks to you as a soft foundation, that’s perfectly fine. Let it support the story, not replace it.

Use it to highlight art, antiques, and textiles.Let cabinetry, tile, doors, and lighting carry the personality.Let your home reflect who you are, not what’s “safe.”

Homes with soul don’t follow trends. They reflect the people who live there, and they always stand the test of time.Pictured: 4620 Treybig Loop, Fayetteville, TX 78940. LISTED by Lisa Mayer.

Because color doesn’t go out of style when it’s chosen with intention. And homes with soul, including homes that feel layered, collected, and confident, will always outshine those that play it safe.

Here in Round Top, we’ve always believed that the most beautiful homes are the ones that know who they are.

If you’re dreaming of a home that feels joyful, grounded, and unmistakably yours—you’re in good company.

And if you want help finding one?

The origins of this renowned event trace back to 1968 when Houstonian Emma Lee Turney founded the Original Round Top Antiques Fair. Turney envisioned a "country antiques show with unsurpassed standards of excellence," and her inaugural two-day event featured approximately 20 to 25 of Texas's premier antique dealers. Held in the Round Top Rifle Association Hall, the fair quickly garnered attention for its commitment to authenticity and quality. Turney's passion and dedication laid the foundation for what would become one of the nation's most significant antique fairs. (roundtop.com)
