May 2026 | A Letter from the Owners

As we move through May, we find ourselves in the midst of a full and active spring. It has been a busy and rewarding time across our communities, with renewed energy in the market and so many of you making meaningful moves, whether buying, selling, or simply exploring what is next.

Amid all of the momentum, this month offers a gentle reminder to slow down and take it all in. May is a time to reflect on the people who matter most, family, friends, clients, and neighbors who make this community what it is. We are continually grateful for the relationships we have built and the trust you place in us.

As we look ahead to summer, we remain focused on serving you with intention and care. Our team continues to grow thoughtfully, allowing us to stay true to who we are while expanding our ability to support our clients at the highest level. This year has already brought so much to be thankful for, and we do not take that lightly.

Thank you for being a part of our journey and for allowing us to be part of yours. We look forward to all that the months ahead will bring and to continuing to serve our communities with the dedication and heart you have come to expect.

With gratitude,
Lilla Blackburn Sivek, Frank Hillbolt, and Lisa Mayer

Celebrate Mom, Round Top Style

Mother’s Day in our corner of Texas is less about reservations and more about experiences. Think garden strolls at Antique Rose Emporium, where blooms are at their peak, followed by a leisurely brunch and a glass of something special at Busted Oak Cellars. For a more classic setting, both Brenham Country Club and Frisch Auf Valley Country Club are known for their thoughtful, well-appointed Mother’s Day brunches.

Whether you’re planning a full day out or a simple moment to slow down together, this is the kind of weekend that reminds us why we love calling this area home.

Welcome New Agent, John Cone!

We Are Grateful to YOU

There are moments when we’re reminded just how special this community is, and this is one of them.

We’re incredibly proud to share that three of our own, Caroline Wolff, Lisa Mayer, and Brittni Adams, have been nominated for Best Realtor in Fayette County. Just down the road, Connie Burch has also been nominated for Best Real Estate Individual Agent in Washington County by the Brenham Banner-Press. These recognitions mean so much because they come directly from the people we’re honored to serve every day.

And in a moment that has us especially grateful (and a little humbled), Round Top Real Estate has also been nominated for Best Real Estate Agency in both Fayette County (The Fayette County Record) and Washington County (Brenham Banner-Press).

Awards are wonderful, but being trusted with your homes, your land, and your stories is what matters most to us. Still, we’d be lying if we said this didn’t make us pause, smile, and say thank you.

Frank Hillbolt, owner of Round Top Real Estate, isn’t just a leader in real estate... He’s also a longtime fixture in the local music scene as a member of Black Cat Choir. This year, the band is celebrating an incredible 25 years of entertaining audiences across the region, a testament to their lasting energy, talent, and deep roots in the Round Top community. Known for delivering crowd-pleasing performances for more than two decades, the Black Cat Choir continues to bring people together through music, a quality Frank has clearly carried into his approach to business and community as well.
Congratulations to Frank and the entire Black Cat Choir!

The 35th Annual Outlook for Texas Land Markets, hosted by the Texas Real Estate Research Center, is one of the premier events in the state for anyone involved in rural land, ranch sales, and agricultural real estate. Bringing together economists, land brokers, attorneys, and industry leaders, the conference delivers in-depth insight into land values, economic trends, water and wildlife considerations, and the evolving policies that shape rural communities across Texas. It’s the kind of high-level, data-driven perspective that goes far beyond day-to-day transactions...and directly impacts how land is priced, marketed, and sold.

That’s exactly why it matters to work with a real estate team that actively invests in continuing education. At Round Top Real Estate, we had a team that attended this year’s conference to stay ahead of market trends and better serve our clients. In a market as nuanced as rural Texas land, having an agent who understands the bigger picture, from economic shifts to land use challenges, can make a meaningful difference. It ensures you’re not just making a decision based on today’s conditions, but with a clear understanding of where the market is headed.
